Unfortunately increase consumer spending and business expansion really rests on the upcoming election.

The main stack, drain lines in the basement floor, trap and the sewer line to the city main are the big ones.You can either knock these out as they become problems or bite the bullet and spend the money.

The last thing you want to do is spend a few thousand planting clusia, and then have to spend another couple thousand because it violates an ordinance.  

In my case I live in the DC metro area and the cost of rent anywhere I would want to live would be 1500-2000 a month (obviously split with a roommate) I would rather continue to grow my business and hopefully save up enough for a down payment then move out and spend a ton of money just because it’s quote on quote time

Buyer believes in "Get Rich Quick" ideas that pretend one can build wealth without first sustainably solving the "I spend less than I make" problem. 

You might also have to look into licensing in order to manage someone else's property and see if that comes in to play and how much that might cost.The next question, once you realize what your potential cash flow from this will be, is if the time you spend on it, worth the extra cash you will get.  

If they go into it knowing that I know what I'm talking about and looking for, they will make sure to spend at least 4 hours there checking up on everything. 

If you can spend more, you could use composite lumber or engineered lumber which can be more resistant

@Sylenthia Boswell I hate to break it to you but its going to be really difficult to get deals without having some money to spend on marketing/skiptracing/cold calling.

When I've had this happen, we've just found ways to spend the money.
