10/8/21 Zillow cuts price $12K to $344,900.  11 days later there still doesn't appear to be any action.The listing also says "Buyer agency compensation: 2.25%."  2.5% isn't unheard of around here, but they're shaving 10% off of that as well.

Its not a hardwood floor, it look like a (very thin) veneer over some kind of chip board.The veneer looks very thin.Might be bug holes, but your exterminator says no bugs.If it were mine I would take an exacto and shave some veneer off of an extra piece and use some wood glue to replace the missing parts.The veneer looks very thin (fragile at the edges maybe)...this could be a problem over time on other parts of the floor.Here is a comparison, hardwood is on the top, veneer is on the bottom.Good Luck!

wow, if it's cold with that, i can't imagine how cold it would be without the plywood.2 options:1. take everything off, put infloor heating and put hardwood on top of that. or tiles2. take everything off, put furring strips (like 2x4's, but smaller), spray foam the gaps then put plywood back on top. first option is more expensive, more work.
