Both the mastermind groups and meet up events (both in person and virtual) were absolutely critical. 

I just wanted folks to think about REI critically and comparitively and not assume that buying any crapy rental will be a great investment

The lease agreement is just ONE of several critical documents that should get executed at a rental signing ceremony. 

If you are using a DSCR loan as mentioned above then none of these little "rules" apply since delayed financing is just a Fannie/Freddie rule....but they might have OTHER rules that are critical to your transaction.  

That experience allows them to think critically to solve problems and avoid mistakes. 

Having a property management that can provide good communication AND screen tenants will be CRITICALLY important to your continued success as well. 

What's the critical urgency of having them leave in exactly 30 days, especially if they're paying rent?

You will need to improve your critical thinking skills if you want to last in this business.
