The plan is to replace all current free-market tenants with Section 8 tenants, as the rents are higher.

Most important is getting a RE knowledgeable CPA who knows to outsource the calculation-intensive work involved in a quality engineering-based cost segregation study.

Does it have enough reserves, any special assessments on the horizon (could be extra thousands in additional fees), when is the next big expense coming (like roof change, elevator replacement, etc), the rent cap and what rents options are available.

@Neil Narayan   it will be interesting to see how many space engineers and rocket scientist will move from Hawthorn to Boca Chica which is nowhere near Austin. 

And then the tenant moves out and it takes you 30 days to find a replacement tenant so you have no income for the month, and you need to repaint the interior costing another 2k.  

I'm currently helping an E5 engineer with a house hack in the college area out here in San Diego. 

Then, I plan to purchase an SMF property that cash flows and repeat that process a few times over until I am able to generate enough income to reinvest to replace my main source of income today.Any specific neighborhoods in the WPB you think will have the best appreciation in the next 10-15 years?
