Hola, I recently submitted a buy proposal with my realtor for 1.5 acre water’s edge Smith River (NW CA) property which the owner is currently reviewing and is likely to accept.

One thing that I might add to consider is that NJ Governor Murphy has recently proposed a short-term rental tax on Jersey Shore rentals.

You are needlessly giving ammo to legislators in our semi-socialist jurisdictions to contort to argue their cause.

They have legislation preventing using multi-family properties as short-term vacation rentals and they have other regulations about parking, noise levels, etc.

ADUs are allowed on lots zoned for single-family or multi-family residential use which contain or are proposed to be developed with a single-family dwelling.
