Gross adjusted income is pretending all units are rented.

If you are not owner occupying, the lender who is pretending to write you an OO loan will get the paperwork advanced, order your appraisal, and then tell you that they can’t do the OO loan and that you can get a personal investment loan at 25% down / 75% LTV for 6% or whatever the going rate is.

Since it’s only $100k it’s not an insane amount, but pretend that amount amortized over holding period is an added expense and your rental probably doesn’t make sense. 

This stuff only started coming to BP last year and I know exactly how but me as a Black Man, I will not excuse, accept or pretend this is no big deal.

You can pretend to sue the unlicensed contractor but, you are throwing good money after bad and its almost impossible to sue someone that was working unlicensed, off the books.  

Go to real estate meetups and network with other agents here on BP.Definitely start building a social media presence but don't get too ahead of yourself or pretend to be something you aren't.

Why don't you contact the PM and pretend to be a perspective tenant and see what happens? 

Pretend like you have no knowledge of previous discussions with the old owner.

They were either aware the tenant was not leaving (possibly even told them to pretend they were moving) or knew they didn't leave, in which case they should have notified you.
