SPC will stand up to dents much better (WPC – wood-plastic core / SPC – stone-plastic core).If you need sound dampening, I recommend installing a loose lay with a sound dampening underlayment.

The land is absolutely beautiful, complete with pond, gazebo, multiple decks and patios.  4 car attached garage and it won't need a capital improvement for 10 years when we would put a new roof on it and most likely add solar panels.The deal analysis shows that it is cash flowing at -$1050 per month, but since we would be house-hacking the house, and also work-hacking the house, I'm having a hard time deciding if its a good deal or not.

Remove existing carport and rear patio overhang, replace damaged framing due to termites, open up kitchen with recessed beam, new roof, all new plumbing, electrical, and HVAC, new windows, new flooring, new cabinets/countertops, new tile, paint, new sod at front yard.

-Rent May be too high ($2395...on the higher end for a 1 bedroom (+Bonus room) in Highland Park)-Street Parking (the street is a dead end with a school at the end of the block)-The bathroom is in the kitchen (House built in 1920s...kinda weird)-Sharing a lot with the owners (we have provided their own private walkway and secluded patio, so interaction with us would be minimal).I would love any advice on things I may be over looking or potential strategies I can implement to get this thing filled.
