Owner would get credit saved, but would need to be onboard with a long hold time. 

Maybe at the onboarding, also use solid check sheets and have a some info on how much work and costs are involved with smoke remediation....Let me know if you need more ideas or want any book recommendations.

I do not get involved with properties where I am competing with the interest of other owners and everyone has to be on board to turn it around.

There was a contract date but it was contingent on board approval; after board approval the seller wasn't under any timeline to sell within a set time period. 

I also use NREIG.....as with @Kim Tucker I am frustrated due to the fact I have had multiple points of contact only to see the level of expertise greatly diminish as new employees come on board. 

I don't have any advice for getting your spouse on board.

Im on a stalemate until I get someone on board for new dev (which I think yields the most profit margin given my resources), but them, that too needs "previous experience", which is I can't provide.
