If the builder never transferred title, they might try to argue that its comparable to selling a model home within a new construction developement (new home, but has had thousands of folks walking in and out for months...sometimes years).I would be confused as to why someone would offer it as new construction when it had been lived in unless their aim is to avoid capital gains, but you say lived in a few months and not two years so that does not track.

Hi Folks,Ive got a problem with furnance.

A lot of good folks already have commented on here and are very knowledgeable. 

I have been a ll for decades and would never expect a tenant to pay for any of this.At the end of the day you must decide what you need to do regardless of the opinion of a bunch of internet folk!

Most folks know about BiggerPockets at this point, and you are potentially giving the other side an Exhibit A on why you shouldn't win.   

Folks looking to get started now I think are still listening to either (1) old content, or (2) content from successful investors with large portfolios.  

where I do think it helps is if your raising money from folks and or with banks..MBA gives some credibility for sure..

The issue with folks selling these loans without knowing how actual residential loans (where you DO have to be licensed and are heavily regulated) are getting people into trouble with simply wrong advice etc.

As long as the city does not hammer the builder with connection fees  ( or waives them would be best) I can see this working well as long as folks will pay that much to live there and of course Schools will dictate how well it will do long run.
