You might be making limited "cashflow" but the depreciation is making you look negative --- that's normal.Just make sure you have enough income to offset.

Since then we have moved out of the area and been renting it out for the past few years.We are slightly negative on cashflow, about $100 a month or so when you account for a 3rd party property management service and expected repairs etc.Our challenge here is the home is old.

The way I see it, a brand spanking new duplex wouldn't be the smartest deal because of the high purchase price and you'd likely not cash flow, if not be in the negative.
