This applies to nearly all buildings six (6) or more units in NYC or any of the Rent Stabilized localities throughout New York State.I'm NOT active in New York City (or suburbs) any longer due to these guidelines or myriad other anti-landlord rules & laws; however, I can say many realtors do NOT understand what they're selling so BEWARE:  I've had realtors say the units "have preferential rents, isn't that great?"

Can I couple my residential loan with landlord insurance?  

Massachusetts does not like landlords.

It's free for landlords to use. 

I am a landlord.

I really don't want to be an landlord.

Plus most of these are owned by small mom-pop landlords that little to no debt and have kept their rents low.

@Solen Kebede Do you have a landlord insurance policy on the property?

Also considering Nevada which has low property taxes and is more landlord friendly than CA I can give you more info about East Bay if you'd like.
