Although seperate meters does not automatically mean legal either.Tax records on multis are correct about 80% of the time on unit count and are incorrect about 20% of the time.

My big issue and one that has me really fired up and trying to get a refund on the appraisal, is that after two attempts and them stating they fixed wrong info on the report in a email, the report is still incorrect

Here's a run down of how I calculated our costs on a potential offer last week...perhaps you can shed some light if my math is incorrect, or if its just that cash investors don't care they are over-paying for property:4 BD 1.5 BA -  asking 100K, assuming it closes at 125K and rents at 1200.

I suggest, really do, that you stay away from trying to read investor stuff, especially guru stuff as it will mess up your mind in learning the basics, you'll get bad and incorrect information on the internet from the general public.
