This environment is pushing many investors to go for 30 year fixed commercial notes available for 1-20 units (sometimes higher) right now even if it costs a few extra bps today vs. the balloon (myself included).

You can also look up median rents in any city with census data but I believe that is a inclusive of all housing types, sizes, bedroom/bathrooms, etc. so I wouldn’t use that to analyze a specific deal but not a bad option when analyzing markets.

I would quit and take time to reflect on what you want, I wouldn’t go splurge and burn the money but get yourself in a different environment and reflect and enjoy friends/family.
