hello everyone,i have notice that the market I am in os pretty hot right now and wanted to know everyones take on virtual wholesaling in other states and possibly how to get started doing that and understand what the starting point should be?

Just some tips because I also door knock and do driving for dollars in my area.The Summertime is the best time to door knock especially when it is hot outside.

He mentioned that with the current hot market being tough to buy solid mutlifamily deals he is looking to invest in another 'asset class' so I was curious about what asset class that might be specifically.

As the rental market stays hot the rates are increasing quite a bit year after year.   

Here in VA it is very hot right now!  

If your dealing with newer properties your repairs should be very little but you might have the occasional hot water tank that needs replaced or a couple $100 repairs here and there. 

It took us 3 years to get that mfr due to unexpected financial burdens of buying a residence first (landscape, upkeep, hot water tank goes out, etc etc).

Many an investor has lost their fortune looking at the disparity between prices in their "hot" market and other markets. 

I don't want to discouraged you, but the market in Philadelphia is so hot, especially for multyfalimy.
