No effect on you you would not refinance a 2.25 VA loan for any reason.7% was the number that the feds came out with 6 months or so ago and said banks and lenders of government backed loans could not lend more than 7% of their activity in investor or second homes..

You can simply slope it at a 2:1 slope, horizontal distance from top to bottom is twice vertical height, and grass it, it will be stable.

Those will be mostly investor owned, and it often doesn't look all that great, because no one cares....the tenants don't care, the owners don't care and when no one cares....it often looks rougher....more cars, more trash, more weeds, more high grass, more homes that need paint, more untrimmed landscaping, etc.Not easy to do, but you can also look at the tax records....look at mailing address vs property address.
