i think i have a potential seller its a double wide 1846 square feet move in ready , with a short white fence & a shed 3 bed 2 bath 2 living rooms they want 39500 usually single wide homes are at that price in that park but i dont see comps for double wide onesi bepieve lot rent is 500-600

Redfin is decent for comps, go all the way to the bottom of the page of a similar recently sold house in your market and it lists other similar recently sold houses so you can compare square feet, condition of the house, lot size, school district, etc.

The project involves taking apart approximately 300 feet of line and redoing the connections and recharging the systems. 2K to have it charged is absurd.

Even a corner lot would require over 40 feet of lot depth for the cars.Lets assume that you keep a 3ft side lot setback on each side, that will limit your building to 24ft wide.

I'll see if I can round up some local recommendations for a mortgage broker and see what they have to say.Its not as rural around here as it used to be - its all subdivisions and commercial development everywhere ... though the traffic still doesn't hold a candle to the traffic in DC :)Thanks,Amy
