So far she should not have placed on MLS or done any advertising or marketing if she followed my instructions; because of the tree and the price I told her don't advertise or do MLS until I tell you a price and that the tree has been removed.I Think I have to appeal to the brokerage owner.

I think something got wet and needs a service call.The question now is, how strong an effort should I make to get the hot water heater lit for a tenant that has been dishonest and deliberately not paying me rent.She was served her Notice to Terminate today and she claims she will be out June 30 as instructed, but they are not trust worthy tenants.My first instinct is to try to get some money from them, at least to cover the cost of the service call, but perhaps there are better suggestions.

Yet, I think that nearly every interested buyer soon found the old listing with the "mold issue" soon after the first showing and sometimes before it and they all were certainly concerned about it and just my explanations (I'm the listing broker as well) of how we totally followed the mold removal instructions, how it was really two small spots (but we had no proof of that!)

Yes, I would send a letter to the tenant notify the tenant of non renewing the lease of the sale of the property, If they would be occupying the property while it's on the market for sale , the showing instructions and how much notice will be given to them (24-48 hours).
