If children fit your demographic I would also recommend bunk beds in one of the rooms complete with games, tv, etc.

well thats a long slog trying to do it with rentals.and the limited amount of captial you have currently which from your post is borrowed money .To me you need to find land develop it and build it out.. thats where you will make big to bigger bucks the quickest then peel some profits off if you want to get into the rental game.

Using the LLC asset only makes more sense to me, but I've heard it from tax attorneys for example that the appraised value is what's used each year, until The Person owns 100%, then it's game over.If anyone has direct knowledge or first hand experience or can point me to a specific reference document (IRS perhaps?)

Pros:- Many ways to invest and lots of different price points: LTR, MTR, STR (I know a couple of people doing STR but STR can be challenging) and different areas to invest- Diverse job market.
