First of all remember that a person that asks this question is probably upset with you calling, so now you have two problems - provide a sufficient answer, and then changing the vibe of the call, otherwise, you'll provide an answer and be told to delete the number from your lists.When providing your answer try to be polite and understanding: "I'm sorry if disturbing, this is the number I was provided with".

His philosophy was a tenant will move out with little or no notice anyway and not much you can do about it, so might as well put them on month to month....from his side if there is something they are doing he doesn't like....too many people, too many cars, playing loud music and disturbing neighbors, pets they didn't disclose or whatever, he can raise the rent or give notice to move out with 30 days notice since it is month to month.

I tend to agree with hunter, rent is being paid already, so you screen her more for damage or disturbance issues with joint income obviously  ok....and you may end up with her there much of the time anyway if they are serious....In my experience, your only risk is the break up and being left with just her, but that may not happen or be a lease or two away and you could cross that bridge then (by not allowing her to be there solo)...

As far as the lead/asbestos issue goes they aren't a current health problem as long as you don't disturb it.
