The picture shows the house looks clean, well maintained, and like it would be a perfect rental.

@Varun HegdeIf you have to give title policy at payoff I would absolutely have the seller provide one to you at saleWhat if there was something that was not picked up in the past that causes you to it be able to transfer clean title.

Any suggestions - especially in regards to high value bills such as electricity during summer when air conditioning is on-  are highly appreciated. 

The issue was electrical and a licensed electrician made the repair on a GFCI in a bathroom. 

But since I am wanting to provide substantial services, laundry, meals, cleaning, it looks like I do not even have the option of reporting on Schedule E. 

The better ones seem to have a dorm room structure of cleaning and caring for the units with chore assignments.

They disagree when they want the house cleaned as I didn’t establish house rules assuming they are adults and would figure it out.

the challenges with flips  is that there are so many angles to try and cover / consider that it is somewhat like spokes on a wheel… even if you just take it system by system… roof, plumbing, AC, foundation, subfloors, electrical, appliances, septic, materials expenses, holding costs, taxes, etc.  

The Cosigner Agreement states they are financially responsible, all communication will take place through the actual occupants, I don't deal with helicopter parents, they are responsible for payment of rent as well as any cleaning/repairs after termination, etc.Don't forget it's not easy to sue a cosigner if they live in another county.  

He inspected it as though it was on permit, but did not mandate it being on the permit (example drywall, new electrical in places other than new bathroom, etc).
