Now yes, existing is priced under new, but nowhere near 50%, never been that way in centuries, never will be. 

I live in NY, and we have been renting this house for 6 years.The owner is now selling it and there is a century 21 sign in front of the house.

I use Century 21 Prestige Reality as my property manager.

They experienced a six week 'hiccup', instead of the multi-year economic nosedive which was routine last century.

Many older, turn of the century houses were not even built with them and many people wrongly assume that a room without a closet won't qualify a bedroom.

The home is a mid century modern home 1973 Home is now smart and modern, and very updated.  

Obviously the rent is not going to increase like this every year, but neighborhood scout has San Diego appreciation as 10 of 10 for this century and there is a correlation between property appreciation and rent growth.  

A client of ours also has properties up there, but their PMC is a mom & pop that while honest, is lacking 21st Century tools:(
