Hello Mike, It is nearly impossible to answer this question without taking a deep dive on the numbers of each but often times in expensive markets like Seattle the cost of construction is so high that it doesn't make sense to tear it down unless you can build something way bigger/nicer.

I'm just beginning but am considering a bigger commitment in the next five years or so by accessing some or even all retirement funds to buy a building (I'm sure people have thoughts on whether or not that is a good idea!).

Media just chose to cherry pick this one.During the GFC I knew 3 folks in my business which is Real Estate business and building that also took their own lives as they lost most if not all their property or business's it happened.And myself I lost 95% of my money and business between 08 and 2011 and had to start all over from the bottom so I know how it feels.

To succeed with the BRRRR strategy, focus on buying properties at a discount, work with trusted contractors, and plan for refinancing timelines.

.- Build a fourplex with contractor buddy hopefully have approval wrapped up and swinging hammers in January.- Start building an ADU on a rental this coming October 1st (hopefully done in 3-4 months).- Buy one local STR probably with a my partner.- Buy one lot in area I can start building a duplex or fourplex on.  

They are tearing it down to build a logistics facility.

Lastly, they like building relationships.

Buy at a discount given the lack of building potential and can always pass that discount along when I sell.2.
