I do value add deals for my syndicate as the promote is the payoff.If I buy some stabilized property at say a 7 to 8 cap as a sponsor then really after resale in so many years and blending of the cap rate up with rental increases there is not much of a return there for the sponsor.

Like @David Hurt mentioned...put in pocket change and have seen around 5.9% return on a blend of loans (focused more on A & B loans, with a minor blend of C & D) using the automatic investing option.

I'm hoping your agent is presenting you a blended policy or maximizing your paid up additions to be advantageous to you.Because you feel that you will be in the highest tax bracket the taxable equivalent yields may present well also.

The goals would be equitable distribution to the 4 blended marriage kids, fair compensation to the kid who is executor,  and any instructions on whether to demand the 4 properties remain as income for future generations or sold to buy cars, trains and automobiles for the decendants.

I have the same one in my own house - originally because it blends well with my solar hot water heating system, although now I also take a loop off through a little plate frame heat exchanger to make 'boiler water' to heat my second floor.I didn't like buying the SS stack pipe so my next tankless will be a condensing Navien.
