If you aren't self motivated, this isn't the road for you.

Just tried to hire one myself and they seem so afraid of housing authorities, they have minimal criteria and make no effort to screen.  

First Born Fees, The Fee Fee, etc.All of the fees are increasing the amount of money a flipper has to bring to the closing table and aren't helpful.

Maybe I should read a little closer, but if you aren't physically doing the work, why wouldn't you just let their construction company do the work if they are still going to split 50/50, (unless of course they charge too much, compare their price to your GC's estimate).

There aren't a lot of syndications out there that would accept your level of investment in a 1031 exchange. 

You need to really understand the risks and align yourself with smart people/teams that aren't just looking to take advantage of your ignorance.

Those guys aren't cleaning that crap up. 

If not, start learning a trade if you aren't already (electrician, HVAC, plumber, etc).
