An alternative can be Non-QM or non-conventional financing.

Alternatively, you could also just apply a % annual appreciation based on historic data, but those typically won't give you the most accurate market data since they're averaged out across all/most property classes (e.g. a single family home may appreciate differently in your area than a mobile or multifam property, etc.) 

You might consider adjusting your rental rate, negotiating with potential tenants, or exploring alternative rental assistance programs that could cover a higher portion of the rent.

Suggest alternative activities or ask if they can ride scooters outside instead.

As for the cost, you can make a kitchen look pretty amazing with a modest bump to your budget over baseline home cheapot materials. 

They structure the class very well and offer lots of tools that help in learning the class material.

I think it will swing back, but I doubt we're getting back to 2018 levels given the rise in asset prices, rise in construction costs, material costs, labor costs, etc. 

That is including cost of labor and materials.
