Have you reviewed the current month to month lease or estoppel certificate and verified via bank ach/etc that they are actually paying? 

I found a wonderful roommate/ rental situation for my first year in LA, but with my decent income to help me qualify for a good amount (also, my fiance is a civilian sports medicine physician) and VA loan capabilities, I want to jump into the deep end with the sharks of LA real estate.

Here in Ohio, you must ask a pharmacist for the medicine and can only buy a small quantity.

Three evictions in 17 years, rent collection is automatic via ACH, maintenance is always preventive so late night or emergency calls from tenants, etc.I have recently changed to having only one group showing a few weeks after the current tenant gives notice that they are moving out.

We see this in ACH payment providers too, as is well documented on BP...

I get ACH deposit in about 3 days.

Older buildings have lots of skeletons and aches underneath, not visible on the outside.

Things I'm looking for: ability to accept ACH directly and circumvent Apartments.com or other 3rd party website; no fees; interest.

I use TenantTech Not sure if they have e payments as I use ACH but they do have everything else and it is cheap.

We use Rentec Direct… costs between 1-2$ per door per month and they front your ACH payments the very next day in advance of them fully settling with no percentage fee for any of the rent collection services.
