They did this to try and prevent over inflation of house prices but what is happening now is these appraisers are coming in and just whipping out the appraisal without any care for accuracy in some instances and devaluing the house and/or neighborhood.

How accuracy plays a huge role in the estimate, that even being a couple of feet off drawing the diagram can make the difference between needing interior piers - or a extra exterior pier How about being able to discern what is going to be a rental or flip then tuning the estimate to meet those requirements.Being mindful of quality materials that are not outdated and if all possible avoiding those areas by coming up with alternative locations of support - even if it constitutes less piers.

So, all your expenses, including all loan payments plus a percentage for future capital expenditures (roof), vacancy, PM, etc.I would make sure of the accuracy of the expenses-tax after sale, insurance after sale etc. then use percentages for CAPEX and vacancy, run that through a calculator-like the one on BP-and post that back on here, and you will get lots of help I'm sure.It looks like you are on to something with this transaction, you need to run your due diligence process to make sure of the potential income and what your offer needs to be.

If you are not buying properties at deep discounts or adding value, you have to be able to estimate your cash flows with some level of accuracy and that includes cap ex.
