There are tax issues as well as installment purchase issues, but there really is no difference between doing one contract with rent credits and doing two seperate contracts which would yield the same results with respect to payments or amounts paid.

I know that this investor has 30+ years of experience and I definitely respect his and my aunt's opinions, but I just feel as though it's not entirely true.

At the very least if this is pursued you should bring in a local investor partner that has experience in ground up development to give yourself a fighting chance.There are calculated risks and then insane risks.Let's keep the content and discussion respectful on here without throwing labels around.
