C class assets in WA or CA are akin to C class assets in the midwest if you use the same scoring criteria universally.

I own a "B+"  SFR in a HCOL university town with vacancy rates under 3%.  

I live in San Jose but work in Marin County, so I do quite a bit of driving (hence how I started listening to the BP podcasts in my 'mobile university' or 'car' as some may call it).

Most major university cities are great places to invest but it's a niche business. 

Hey Aaron, at Frank Rolfe's Mobile Home University Bootcamp I attended earlier this year, they mentioned 7 houses per acres is ideal, but you could go up to 15 per acre depending on the market.

I hedged my bets that the property would hopefully go up since the Arizona market had been so badly beaten up and that the location was so strategically located to a very popular campus ( Arizona State University) and there was speculation that they would be building the Cubs Spring Training facility across the street ( lucky for me they built this 100 million dollar facility)..

No universities.

Travelers rest is a great little town 15 minutes outside of Greenville and hope to a fantastic university, Furman.
