Depending on owner motivations and ideas of value after conversation, they may be MLS listed or better for off market. 

Disposition value means what a motivated seller would accept (lower price).

Every couple of years I shop the policies and have not been motivated to change.

Read business books, REI books, economics, investing, personal growth/goals/motivation topics.Start tracking your net worth with an app, personal finance software or a spreadsheet. 

I don't offer late checkout often as I have already scheduled the cleaners to start at checkout time.I have told cleaners to feel free to pull into drive way at checkout time to motivate someone who is running late to pick up the pace.

Got motivated by reading "Rich Dad Poor Dad" and "Cashflow Quadrant," and I have a decent amount of capital to get going. 

I know I am ready to "make a move", but I don't know what is the most important "first" step after reading all the books, taking notes at the seminars, and being motivated from the real estate Podcast.

Ideally, we'd like to achieve owner financing for the purchases but also have the possibility to get commercial financing.I find myself with a small but highly targeted list - owners of more than 10 residential properties - their motivation to sell is a huge unknown for me.
