As a start up building firm, a business plan with a worst case, best case, most likely case financial scenario played out for a seven year term into the future- will probably reward you with more specific dollar amounts that you could potentially earn, then simply picking large dollar amounts and asking how do I get to these figures from this small borrowed amount I have.

This is typically lower than I aim for but using the proceeds from a 1031 that had massive equity, and given the desirability of this complex, I made an exception. 

A W2 makes getting a loan for an investment property easier, earning commissions allows for increased earnings which gives you more money to invest. 

And then put the money into his own HYSA so it is earning a little interest for him while he starts to spend it for his repairs. 

In my opinion, you need something that instantly earns someone's trust.

To enable investors who buy and sell on their own accounts to continue to earn a living... otherwise the law gets challenged immediately on constitutional grounds.Pretty simple, just be transparent in your marketing.

Now I just want to be sure the best path to take with the profit earned or if I should save more capital.  

It just needed to be unique, highly desirable, generate cash flow for career freedom, create a legacy of memories and monetary liberation for my children and my children’s children.

The ratio itself matters little until compared to surrounding areas, only then revealing which areas are more or less desirable than others.
