Plus you can rent it at a lower price, and take a donation to the non-profit for the other part of the rent for a deduction if you rent it through non-profit or government organizations. 

I currently donate to Homes for Our Troops and then thought, why not, instead of donating, open my own?

So, I decided to try out charitable trust donations.

I also read an article about a company in Mass. that pooled funds to buy parks and then donated the land to the home owners...or something similar.

We paid them minimum wage, or would make a donation to their band trip.

For what the site offers, they deserve the couple hundred dollar donation.  

If you receive nothing in exchange for the property, the transaction would be considered "donated capital" and the LLC would assume your basis in the property.

that simply provide a 'referral...' and then in turn either advertise them on my websites, send them referrals back, and/ or 'donate...' to their cause. (?)

Several months have gone by since I made the deposit and I had kind of written it off as a donation.  

Some nice paintings and art prints (gallery quality) could be consigned to a local non-profit upscale consignment shop that splits 50/50 and they donate their proceeds back into the community to support local non-profit service agencies.
