Also I don't like the idea of explaining to a police detective that I really didn't have any intent of committing fraud and that I wasn't really planning to collect deposits / earnest money on the sales of property that I didn't own.There are a lot of things that I hear about "investors" doing that are often times illegal or unethical.

You would have to contract out everything with minimal supervision (no, email pictures don't count) which adds significantly to costs and risks.If anything does go wrong, it will take a lot longer for you to detect and fix ... small problems that go unresolved quickly become large and expensive problems.

If one wanted to take security further one could put video surveillance in that area that is motion detected, posted online for the renter with text notification.
