Let's say your 1980 house rents for 1200/mo, you paid $80k for the house and it is leveled by a tornado.Insurance company can depreciate the floors, roof, walls, fixtures, windows, etc. and although it would cost $100k to rebuild the house, you're only going to get $60k ... $80k depreciated.The difference in coverage types really matters when it comes to total losses.

Go have a cup of coffee with them, ask them what needs fixed around the place, review that everything stays in place (rent rate, pay their own utilities,etc.).

On our routine inspections we check all plumbing fixtures and connections, as they sometimes loosen.Sounds like your lease covers damage caused by tenants, intentional or not.

Fresh paint, new carpet, replacing flooring, shiny new faucets, replacing light fixtures, etc. go a long way in their eyes, cost very little, and in most cases can be done in a day.I think your heart is in the right place, but you have to think like a businessman, not a friend.
