Its like getting the casino to back your play or borrowing money from Morgan Stanley to invest in Morgan Stanley. 

The town has been slowly growing as the commercial center of the region for some years and is in construction on a sports-tourism complex and a casino-hotel.I would finance the needed rehab with the equity, inspectors and contractors have already been through it for a prior offer and given the needed work a thumbs-up. 

There’s a federal prison, casino, and lumber and food product supply companies...most employees drive in from out of town.

Hardly a slur---not meant that way...but I still think a Las Vegas Casino could use that as a drink name.A Scottish Financier = GlenLivit on ice with a splash of Ouzo.A Greek Handyman = Ouzo on Ice with a spalsh of GlenLivet.Both with a stack of $100 bill as a cocktail napkins.

Besides the casinos are there any cool bars or other places with a good scene?

Kings Mtn is in the process of building a casino and I felt the property values would significantly increase due to the influx of population.

I initially ran the vacancy rate at 5%, but when we boosted it to 15%, that severely inhibited cashflow.The apartment complexes all around also boast <5% vacancy and they're not selling.I'm looking for advice on how best to evaluate this property.  

I've thought about vacation rental (nearby beaches and casinos) or student rental (nearby colleges) as well, tho neither option is very appealing.
