But all materials have to be flown in or brought by boat which increases everything's cost by $1-$2/lb. when you think of the weight of even a small bed and breakfast and add $2 /lb you are easily tripling the cost of building.

If the home has space for a breakfast nook and enough sitting area on a kitchen island, then I would go with the third bedroom.
