I agree with others in trying to open up the space... even as simple as taking down that breakfast bar.  

I don't want him inspecting my decorating skills or noticing what I had for breakfast.  

He said unless it states that the home can't be rented, nobody can tell you who can be in your home at any given time, what kind of clothes to wear, or what to eat for breakfast.

Once a month I have had staff start early and hand out breakfast sandwiches at the exits to to the complex as residents drive out.

If the home has space for a breakfast nook and enough sitting area on a kitchen island, then I would go with the third bedroom.
