How do y'all find your clients in need of this type of funding?

The typical term of this loan is 12 months and rates range from 10%-12%.

Would you be willing to share how this approach has worked for you?

This would let you rent out the house for the next 3 years if you wanted and still get to take the gain.  

This is something I try to live by and teach my kids if I can - "A human being should be able to change a diaper, plan an invasion, butcher a hog, conn a ship, design a building, write a sonnet, balance accounts, build a wall, set a bone, comfort the dying, take orders, give orders, cooperate, act alone, solve equations, analyze a new problem, pitch manure, program a computer, cook a tasty meal, fight efficiently, die gallantly.

There really isn't a safe, secure way for someone to protect their interests.

Does anyone have experience doing this?  

to be clear - lots of other issues, lots of other challenges, and BRRRR is difficult right now with interest rates so high. 

I have read some articles that say assessments are up about 20 % .
