Just my two cents and something you should consider if pricing things out and what not.

ANY transfer should explicitly state that the buyer/donee will pay all prior AND current fees, liens, and taxes and whatnot

I'm trying to understand what I need, financially speaking, before I go to the seller's agent to express interest.Traditionally, I'd just get pre-approved and what not.

We started with the complete gut , showing what and what not to do . 

I don't have any appliance contract but I would assume you have to include who would be responsible for paying for repairs/replacement and negligence as well as a few helpful hints on what not to put into disposals and rinsing off dishes before putting them in the dishwasher.

My fear is here that one may say that I never accepted their application and base it on a descrimination issue or what not.

Anyway, the concrete flooring was so bad, and there were patches and what not in places, and different color in the concrete patches etc..

All in 3,100, that was ceilings primary and two coats and this pace was nasty smoker unit that needed a lot of elbow grease to get rid of the tar and what not off the wall.  

You'll get advice to go put 3.5% down FHA on something or DSCR loan, or what not.
