An out of state buyer/seller just needs to get a paper or two notarized and a couple other ones signed and mailed back and the deal is done.Sometimes a "sister" title company in the buyer's/seller's area can take care of this, but a title company is not even necessary to do it, just a notary.

In fact when the payment is going to be made to the leasing broker company there is a form signed and notarized saying they have been paid in full and there are no other claims past,present, or future for additional compensation owed.If you have just this one tenant for your space then the value of the property is linked to the guarantee of the lease and how long it is for primary term.

We are splitting everything down the middle such as: upfront costs (downpayment, repairs, closing costs, set up costs) and ongoing payments (mortgage, repairs, capex, repairs) and we will be splitting the duties equally and profits equally.Does someone have a document I can use for use to sign and notarize?
