The lender will also do his own preliminary underwriting to determine estimated loan terms which would go into your underwriting.After an offer is accepted, detailed underwriting goes along with due diligence (audits, etc.) to confirm any risk that may have been unknown during the preliminary.

I know real estate is a lot of work and is filled with unknowns, so I have spent a great deal of time trying to forecast errors and get as much advice as possible before I dive in.I know you can only do so much of this planning but after listening to a BP podcast and hearing them reference the website discussion I figured I should start posting asap for others in a similar boat to track my progress.

Translation....”I only have $10,000, no chance in hell of qualifying for a loan, looking for a sucker to finance a house for me with 5% down” .....or, “I’m a wholesaler looking to flip it to some other unknown person, described above”.

If its something out of your wheelhouse, then i'd probably look for 20+% UNLESS you had an extraordinary plan to succeed in the project.Whether this guy is right or wrong comes down to the project risk and your experienceI agree that returns must be risk adjusted ... so not only $Return/$Invested but also $Return*%Risk ... keep in mind that if you are an unknown entity to this investor, then he will likely adjust up %Risk.
