I feel like I have found that here buying a property within 5 minutes of a major university that pulls students from all around.

I have built a website tested one fb campaign that didn't have much success mainly because I was learning how to use it for the first time and have no idea what I am doing except for watching YouTube University - (I did not advertise as thoroughly as I should have with updating all the fb page info also) and have posted on craigslist and received one call from a non motivated seller looking to just get an evaluation of his property's worth.

I would suggest she buy higher end, newer in a university town.

Would greatly appreciate others advice on whether I should look to sell and purchase multiple different properties or hold and rent (home is a few miles from Purdue University).

Hey @Isabella Donadio, here's my experience from being a landlord for the past 14 years1) I primarily focus on Tempe and the areas around Arizona State University (see #2 for reasoning). 2) The properties rent almost immediately and are never vacant for more than a week.
