@Nina PenuelaOne of the things we have seen, specifically in Ohio and Indiana is local building authorities target out of street owners with ridiculous fines and make life miserable.Had one where the porch light was out and charged a $50 fine.Another one claimed grass was not cut because it rained for 1+ week and did a $400 fine.

May be able to google too.Most wholesale carpet stores will quote you a lot less than the guys advertising on TV and with big fancy showrooms but know there is still room to negotiate but may take you purchasing several times so that the salesman realizes you are a return customer.

I believe the property could reach my original target price if interest rates come down.My question is whether it's better to rent the property and use the 10% HELOC as my "mortgage" or do a 7.5% cash-out refinance.The HELOC has the advantage of no closing costs and potential cash flow if I don't pay down the equity.

The plan: I am identifying on/off market properties that are targets, will do all of the real estate work (listing, showing, advertising, vetting, etc) and will split the cost of the purchase of the home and the material costs for any needed repairs.The contractor will be subbing out portions of the job and be on site mostly full time until the project is completed.
