@JD MartinThe thought of passing my properties down to my kids so they have a steady stream of rental income as they’re getting started in their careers and family lives.  

So i have the experience you could say and a decade of construction as my career, which obviously comes in handy in this business.Anyways, im looking to start buying and flipping and/or renting.  

I've removed a fair amount of garbage myself over the years...haha.And @Chris Emmanuel I would look to work for a broker who supports dual career (part time) agents, because you don't want too much pressure to meet sales activities and goals when you are trying to devote most of your time to your own investing.

However, Google seems to suggest that the interest rate could be quite high and lenders won't lend as much since the land is vacant.To put my situation in context, I am currently working a W-2 job and my family and I are renting, so I am hoping to find a suitable multi-family property such as a duplex to move into for a house hack.

I'm still fairly new to the world of Real Estate, although I've been researching investment strategies for the past couple of months, I still have a ton of gray areas and questions on where to kick start my investment career.

Sorry for not replying sooner; between a recent move and focusing on a career transition, I hadn't seen your post. 

So for me personally, it has way more to do w/ where I am in my career.
