The tenants looked hard for 4 months and could not find any property with lower rent and ended up sign the renewal, and subsequent renewals with annual rent increases for 3 more years.

Another idea is to do an Instagram wall on the lanai..have a mural and maybe a neon sign (some people name their house) and you can put that in neon and have people tag your house and help them advertise for you.

If Subs pulled permits, and they are not complete, you will need the contact info for the subs used.5- Perform a photo documented site inspection, written detail of unfinished work directly covered by the language/scope of work description in your contract. 6- If permits are complete, signed of as FINAL, no further inspections required, then solicit an estimate from another contractor for the list of unfinished work.

Example: November 2023 sold for 500kListed under foreclosure for 260k now.Photos don't show any updates or signs of any rehab being started.My first guess it these were bought as rehabs without inspection and people found severe structural issues that they cant afford to remedy, which is common with the amount of water around us on Long Island.What other assumptions or conclusions would you draw from seeing listing like this one?

Is to close both loans at the same time, usually the Hard Money lender will want the PML 2nd lien lender to sign a subordination agreement to make sure that they are in 2nd position, because Texas is a 1st to file state, you could run into a situation where your 2nd lien goes to the courthouse 1st, and files 1st.2.
