I've got a rather large TikTok following and I'll say this- People take small sentiments and amplify them 100x when they can operate from behind a phone with anonymity and no attachment to a real person. 

I share the same sentiment just like my comment above.It is obvious a local pop-and-mom PMC is (personally) way better than "nationally-recognized-brand-name" national PMC.I like when a company is a single man/woman operation.

Just dropping in to echo Bruce's sentiment here about small multifamily in Dallas.

@Alex Smith Reiterating the same sentiment above, but to my knowledge LendingHome is top tier for flip financing but not so much for long-term refinances.

Good luck, but do your research, read your lease, know your city codes and sentiment, and go out there and make millions.

What will be interesting is to see how the above median earner begins to act if you start to see continued negative sentiment in the market, GDP, inflation earnings reports etc in 6-8 months. 

Most small multifamily deals are still seeing aggressive buyer sentiment from investors who can afford to pay well over asking.

Agree with the sentiment on finding the right RE attorney.
