Situated within driving distance of Orance County and San Diego County where prices are 50% more, and having excellent schools, we have a super strong rental market.

We will have enough money for a down payment, and plan to use an FHA loan for the first property, however I currently have almost no income as I am taking very full loads in school to finish as soon as possible.

In June I finished my 19th year of teaching elementary school and have embarked on a new adventure and will be flipping houses full time.    

The biggest hurdle I have seen is that all postings for positions such as this requires past experience and in some cases schooling.

Great interest rate of 3.25% and it's in a wonderful area with great schools.

Though we can afford a home in Irvine due to its location for schools and community but we are still hesitating whether we should buy now or wait since the house price is peaking. 

After the kids are out of school in five years, one certainty is that the existing portfolio provides security, flexibility and freedom and that is a powerful piece of mind.
