ETC ETC.. this is reality in the low end markets in the bigger east coast and mid west markets were houses sell for 35k.Now you can find mellower towns hey being little satellite towns were this criminal activity is not as acute.. but the rents are still sporadic.

I have done a small basket with trash bags, dish soap, sponges, tools for hanging things…basically necessities that might be useful while unpacking.

You can sometimes find really good deals there on more than just furniture (dishes, materials, lighting, workout equipment, ... ). 

At least you posted this on the forum before dishing out $40K.

I'd consider things like "tupperware containers set (microwaveable/dish wash safe/etc) to help with folks who meal prep and bring food to their long shifts.

They will sweep, vacuum all areas, swiffer all areas, remove garbage, wash dishes and put everything back in it's original placement.

The little satellite towns and neighborhoods to major vacation spots get so much more traffic in-season they sometimes get members elected and they get their panties all in a bunch and say "We're done!" 

Tenant shall not make any repairs alterations or improvements in or about the Premises including painting wallpapering adding or changing locks installing antenna or satellite dishes placing signs displays or exhibits or using screws, fastening devices.I wouldn't have minded the swing so much if the tenant hadn't already demonstrated in the past that he is quite savvy with the lease when I had requested that he provide receipts for maintenance items that the lease specified that the renter is required to take care of. 

But if I were to create a list of random things like, please clean all dishes upon move out and place in drying rack, place dirty linens in XYZ location, take trash out upon leaving, etc. does that really go in a lease??

You will replace chairs with broken legs, towels that are stained/missing, dishes that break or wind up in the rental car, ping pong tables that get jumped on..but you get paid every time they check-in, not like a LTR where the tenant can withhold payment if they feel you should come fix the toilet they clogged up.Hope this helps.
