You know, if someone is "almost" perfect, you could always put them in the "almost perfect" pile, and revisit their application if you just really can't find anyone better, too.But, it sounds like your market is good and so is your property, so I bet you'll find a great tenant.

Again, I suggest revisiting that relationship in the future especially when the annual renewal comes do.Fourth if you have problems that need solved quickly in Kansas City hereforward just post them on the BP forum and I am sure other investors who are local to KC such as myself can assist you.Good luck!

I used to live in Ballston so Arlington is definitely a great "rent-by-the-room" market but I always get scared off by the high prices and condo fees, but definitely worth a revisit

Yes, I realize I am generalizing and not taking any local factors into account, but this is just some setup for my question.I tend to believe in putting the effort in on the front end so you don't have continually revisit something over and over, such as when tenants turn over.
