Says he can do it Monday (4 days after he sent a camera snake down it) great how ever it has now been 20 plus days and he might show up early next week.Not to mention the fact he took a power snake down the sewer line twice and still manage to miss the root clump 12 feet from the entrance that blocked half the pipe.

If the property has stabilized occupancy, shows a good history of cash flow / management, you don't have any red flags on your PFS, and there's nothing funky going on with the property, you should be able to get 25% down.
