Any tips would helpful, as I’ve already committed to getting licensed!

If all goes well, I'll ramp up my financial commitment in a few years.

As I mention in other threads this business can be trench warfare, I would take this time to understand what you are committing yourself to and prepare by building the necessary components of an operation, not tangential fluff.

He passed away at 104 years old but worked well into his late 90's putting together deals and he instilled a core value of commitment and being a man of our word...I also have 2 children that are counting on me to give them opportunities that I never had as a child.

As an example, if one investor is the 1st to commit, I credit them with giving me the momentum to pursue the deal. 

The key is doing your research and understanding the customer/clientele before committing to a market.

Estimated return would be 46% on a 12 month commitment.

I'm committed and highly motivated to building a legacy and financial education for my future children and also provide great returns for family, friends and colleagues. 

To even consider before you start construction you would need an executed lease with a large non-refundable deposit upfront to show the tenant is serious and committed to the sight.If this tenant is not larger corporate but smaller individual or group there could be serious risk to building the project and then the tenant ends up falling out before taking occupancy.
